Architectural Review

The Memory Lakes Estates One Declaration of Covenants, Conditions, and Restrictions requires that all structures in Memory Lakes Estates One pass an architectural review prior to construction.

Resale Certificates

Any time a property is sold in Memory Lakes Estates One, the owner who sells the property is required to provide the purchaser of the property with a Resale Certificate. This Certificate may be obtained from the Board of Directors. Generally, it is the Title Company staff who are completing the sale arrangements and documents who will request the Certificate


Annual Dues

The membership of the Memory Lakes Estates One Owner’s Association establishes the annual dues during the Annual Meeting that is usually convened in January. When a Memory Lakes Estates One property is sold, if dues have not been paid, they will be collected from the seller at the time of the property transfer. Because some current residents have not paid annual dues for some years, they should anticipate all back dues being collected when they sell their property. Annual dues support the costs of this Web Site, any other communications managed by the Board of Directors, insurance premiums paid for common areas, and the expenses of the Board of Directors in record maintenance. The dues for 2007 are $25 and were due to be paid in July, 2007. The Board of Directors transmits the names and contact information of members who fail to pay their dues to a collection agency, who then collects the dues and associated costs of this additional step to guarantee that dues are paid.


Neighborhood Watch

Unfortunately, some residences within Memory Lakes Estates One have been burglarized in the recent past. The Board of Directors asked assistance from local police agencies to establish a Neighborhood Watch program. A formal program has yet to be established, but it is prudent to know who your neighbors are, what kinds of automobiles they drive, when they are generally home and away from home, and other patterns. That way, when you discover someone you don’t know in the neighborhood, you may more confidently request information about their purposes for being in the neighborhood. This kind of diligence significantly reduces the risk of vandalism on your street, in your house.
